When considering carrying an office fit out or refurbishment of your premises the natural instinct is to consider managing the works yourself in the belief that it will both save you money and ensure your get exactly what you are expecting due to the hands on approach.

This may well be the case in an ideal world however below are 10 points that should be considered before managing a project yourself:

  • You may be an expert in your own field of work however do you have the knowledge and expertise to run and manage a construction project?
  • Can your core business afford the time / disruption caused by the self-management of the works.
  • Do you know the type of contract that should be put in place between you and the contractor to cover any disputes.
  • How would your business be affected by any overrun of the construction works and how would this be dealt with.
  • Are you aware of the type and level of insurance cover that should be in place to cover both the works and existing business in the case of a loss.
  • Costs need to be monitored, evaluated and managed- how will you control the costs, payments and overspending?
  • Has the duration of the construction project been assessed and how will you deal with the contractor if there are serious delays?
  • Construction is riddled with ever changing health and safety legislation which puts legal liabilities on the you and the contractor. Are you are aware of your liabilities and do you believe you are suitably qualified to carry out your role?
  • Is planning and building regulations approval required and do you know what information they may need?
  • How will you deal with any issues/ defects that come to light once the construction works are complete?

The 10 points above are by no means exhaustive however you should be confident in being able to answer them before considering self-management of a construction project.
